Summary
From Cubit Estimating Pro and above, you can open a locked Job in Read-Only Mode. This allows multiple users to view the same Job simultaneously, even though only one user can edit it at a time.
Read-Only Mode ensures users can access and review Job details without risking data conflicts or overwriting another user’s work.

How Read-Only Access Works
When a Job is opened in Read-Only Mode, it appears slightly different from a standard editable Job:
The Home tab in the ribbon is replaced with a Read-Only tab that offers fewer options.
Both the Plans and Configuration tabs are unavailable while in Read-Only Mode.
This view allows users to review all project data safely while another user retains edit control.
When Read-Only Mode Occurs
You may see a Job open in Read-Only Mode in the following situations:
Another user has already opened the Job in exclusive lock mode within a shared or multi-user environment.
The Job contains references or external links that restrict editing to maintain data integrity.
Your Cubit licence permits viewing but not editing.
You are opening a backup or archived copy of a Job.
What You Can Do in Read-Only Mode
You can:
View all Estimate Sheets, Rate Sheets, Calculation Sheets, and Plans.
Navigate, filter, and generate reports.
Export data, depending on your licence permissions.
What You Cannot Do
You cannot:
Edit quantities, rates, descriptions, or formulas.
Insert or delete items, trades, or headings.
Modify Job details, client information, or configuration settings.
Save any changes to the Job.
How to Exit Read-Only Mode
To regain edit access:
-
Wait until the Job is unlocked.
If another user has the Job open, wait for them to close it or release the lock.
-
Check your licence.
If you’re restricted to Read-Only access, contact your Cubit Administrator or Buildsoft Support to adjust permissions.
-
Restore from a backup.
If you opened a backup copy, import or restore it into Cubit as a new editable Job.
Additional Information
Read-Only Mode was introduced to improve collaboration and performance when accessing shared Jobs in multi-user environments. This feature ensures data consistency and prevents editing conflicts.
